 About Mark and Joni Coulter Joni became a Licensed Real Estate Agent in 1980, beginning her career in Tampa working with her mother, Jan Lovins at Tam-Bay Realty. In 1982 Jan purchased a Century 21 Franchise and began her own company, Century 21 Sunset Realty located in Lutz, Florida. Joni managed Century 21 Sunset Realty from 1982 until 1998 when Jan retired and Joni moved to Celebration, Florida. Joni kept her license active with Century 21 Geiger Real Estate in Tampa until 2004. She managed Gaw Realty Services until July of 2007 when she decided to join Mark and form The Coulter Team. Gaw Realty Services was sold and Century 21 Premium Properties took over. Same location but now we're GOLD! After working in the telecommunications field for 38 years, Mark retired and decided to obtain his Real Estate License. He thoroughly enjoys working with people helping them obtain their dream to own their own home. Mark is highly recognized with his personal style and easy going attitude. As the number of mortgage lenders increases, competition forces lenders to get more creative in finding ways to lend people money. This often takes the form of giving homebuyers a "break" in the down payment. The downside of this approach is that statistically, the smaller the down payment, the more likely the borrower will default. Lenders have put together an education program to prevent delinquencies, which fills a much-needed gap in the increasingly complex world of home finance.
Home buyer education classes focus on a variety of money management topics, including all the costs connected with obtaining and owning a home. One lender got together with FANNIE MAE (a government-sponsored loan guarantor) to launch a 3 percent down payment loan which requires participation in this education course. Other lenders have shown a decline in the default rate with five percent loans that are associated with similar education courses.
